Home Sales Fall In Westport In 4th Quarter

FAIRFIELD COUNTY, Conn. -- Fourth quarter real estate sales fell in Wilton and Westport and were flat in Weston, bucking a county-wide trend.

Single family home sales fell 15 percent in Wilton and 9 percent in Westport. In Weston, 32 homes exchanged hands in the fourth quarter -- the same number as the fourth quarter in 2014. In Fairfield County, however, sales jumped 8 percent during the fourth quarter according to a report from William Pitt Sotheby’s International Realty.

Sales in Redding increased 57 percent in the fourth quarter and 41 percent for the year. Other communities that saw dramatic jumps in fourth quarter sales included Fairfield (48 percent improvement over 2014), Monroe (83 percent) and Ridgefield (30 percent).

For the year, home sales dropped 9 percent in Wilton. Westport’s home sales fell 1 percent in 2015, and Weston’s improved 1 percent. Fairfield County home sales improved 10 percent.

Prices also fell dramatically in the fourth quarter in Wilton. The median sale price dropped 22 percent compared to the fourth quarter in 2014. Westport’s median sale price rose 8 percent, and Weston’s MSP jumped 2 percent. For the year, Weston’s MSP improved 5 percent, to $851,000. Wilton’s MSP fell to $813,000, just $2,000 less than in 2014, and Westport’s fell 2 percent. Redding’s MSP fell 3 percent in the fourth quarter and 10 percent for the year.

In the county, the median sale price fell 3 percent for the year to $445,000.
